Our Property Selection Process
A big problem the property buyer can encounter in this market is that agents want to sell them a property no matter what. We are not afraid of saying ‘no’ if we have encountered problems with a particular location/company or resort. We will only represent resorts that operate legally and in the best interests of their buyers.
Following, is an example of some of the criteria we would use in choosing a resort that would qualify for safe purchasing.
- We check the developer has had their outline planning permission approved for their entire resort plan before they start selling properties there.
- We check that they offer full bank guarantees from a recognised bank.We check that they offer the 10-year guarantee on construction.
- We check that they have long term plans to be present within the resorts being developed.
- We ensure that the developer has made the adequate provisions to remain sustainable within their local environment.
- We ensure that there exist investment potential indicators such as: phased release, variety of products, intelligent resort planning, proximity to international transport links and much more.
- We choose not to work with developers that allow selling before completion as a sales policy. We have found that this could have an adverse effect on investment return for buyers on these resorts.
